How Nvidia Is Financing the Future of AI

Somewhere in rural Ohio, a stretch of land is about to become one of the most expensive pieces of real estate in the world.

Nvidia just agreed to guarantee $105 billion to help build a massive AI data centre there, and OpenAI has signed on as the sole tenant for the next two decades. The whole arrangement has Wall Street asking one big question: is this a smart long-term bet, or a financial house of cards?

What's Being Built

The project’s name doesn’t exactly roll off the tongue: the PORTS-Pike Technology Campus, in Pike County, Ohio.

It's being built, owned, and run by SB Energy, a SoftBank-backed energy company, with OpenAI signing on as the anchor tenant on a 20-year lease.

Nvidia's job here isn't construction - it's financial muscle. The company has agreed to guarantee up to $105 billion to support the "land, power and shell" of the project, essentially derisking the property and infrastructure so SB Energy can raise the money to build it. Nvidia is also putting $1.5 billion of its own money directly into SB Energy.

The plan starts with 4.25 gigawatts of computing capacity, with the option to expand by another 3.75GW - up to 8GW total if it all goes ahead. The first chunk, 800 megawatts, should be up and running by 2028, with the full build potentially stretching out to 2032.

The project is expected to create around 35,000 construction jobs and 2,500 permanent roles, plus SB Energy is putting at least $4.2 billion into upgrading the regional power grid.

The Financing Picture

Here's the part that's raised some eyebrows.

Jim Cramer and others have raised concerns about what they're calling circular financing: Nvidia finances the data centre, OpenAI uses that data centre to buy Nvidia chips, Nvidia books the revenue. The money, in other words, loops back to where it started.

Cramer has compared this looping arrangement to some of the shakier financing patterns seen before the dot-com crash.

Jensen Huang, Nvidia's CEO, has directly pushed back on the "circular financing" label. In a blog post, he argued that land, power, and physical shell space have become a genuine bottleneck for building AI infrastructure at scale, and that Nvidia is simply using its size and long-term visibility to help clear that.

The circular financing concern is legitimate and worth watching. But it's also worth noting that similar dynamics exist in other industries. Property developers, anchor tenants, and lenders often have intertwined relationships. The question is whether the underlying demand justifies the structure, and on that, the market is still making up its mind.

How This Fits the Bigger Picture

A handful of companies are positioning themselves to own the backbone of the AI era. Whether that's exciting or unsettling probably depends on who you ask.

What This Means for Investors

As a long-term investor, the most useful thing to take from this is what it tells you about Nvidia's trajectory. It's not just selling chips anymore - it's becoming something closer to an infrastructure partner, with long-term, high-visibility revenue streams that most tech companies can only dream of.

That said, revenue visibility isn't the same as risk-free. Nvidia is now financially exposed if OpenAI's growth doesn't keep pace with these enormous commitments, and megaprojects like this one have a habit of costing more and taking longer than planned. Regulators are also likely to keep a close eye on just how intertwined Nvidia and OpenAI's fortunes have become.

But as a signal of direction, this week's announcement is about as clear as it gets. The people building AI think the demand for compute is going to keep growing for a long time, and they're betting hundreds of billions of dollars on being right.
